What exactly do you do?
We specialise in house clearances across Northern England and Scotland. Our services include full and partial property clearances for homes, flats, garages, sheds, lofts, and even cluttered or verminous properties. We are fully licensed and insured, and we can also offer property cleaning after the clearance to prepare it for sale or letting. We are proud members of AFTA.ORG.UK (Anti Fly Tipping Association) and adhere to a strict code of conduct.
Do you charge VAT?
No. We do not charge VAT on any of our services, saving you an immediate 20% compared to many other clearance companies.
Where does everything from the house clearance go?
We recycle around 75% of everything we clear. Reusable items are donated to local charities, animal shelters, and recycling centres. Sensitive documents are securely destroyed to protect your identity. If we find valuable items such as jewellery or cash during a clearance, we will always let you know.
Do you donate items to charities?
Yes. We aim to donate as much as we can to keep recycling costs down and support local causes. We regularly donate:
- Furniture
- Clothing
- Bric-a-brac
- Books
- Pictures
- Costume jewellery
Please note: while we are not a charity ourselves, we make every effort to pass along reusable items when practical. In cases where vans must be emptied and reloaded to complete the job on the same day, we prioritise clearing the house fully first.
Should I pack anything before the house clearance date?
No, please don’t pack anything. We sort and separate everything during the clearance for recycling and donation. Our team will empty drawers, cupboards, wardrobes, and even kitchen units.
How much does house clearance cost?
Prices vary depending on the size of the job and the amount of items to clear. We provide free quotes over the phone or via photos. Our quotes are all-inclusive and transparent with no hidden extras. If additional van loads are required on the day, each extra load costs just 50% of your original quote.
Do you guarantee to clear the whole property?
Yes. We guarantee that the entire property will be cleared. In cases where a second van load is needed, we will return the same day to complete the job. The only items we cannot remove are soil, rubble, chemicals, and gas bottles. Payment is only requested once the property is fully cleared.
The property is dirty, neglected, or insanitary. Can you still help?
Yes. We regularly clear neglected and heavily soiled properties, including those affected by illness, infirmity, or hoarding. We also offer deep cleaning for kitchens, bathrooms, and other areas. Gardens can be cleared too. Our goal is to leave the property ready for sale or transfer.
What about items I wish to keep?
We are happy to set aside and transport any items you wish to keep to a local address within our service area.
I’m not in the UK at the moment. Can you help?
Yes. We frequently assist overseas clients with house clearances. We can manage everything on your behalf and provide updates remotely.
There is a vehicle at the property. Can you deal with this too?
Yes. We can arrange for the removal, purchase, or proper disposal of vehicles found at a property, particularly as part of an estate clearance.
Are you licensed to carry waste?
Yes. We are fully licensed by the Environment Agency. It is your legal responsibility to use a licensed waste carrier. Failure to do so can result in fines up to £5,000 if the waste is fly-tipped. We are also verified members of AFTA – the Anti Fly Tipping Association.
What size vans do you use?
We use extra-large lo-loader Luton vans, the biggest in their class (3.5 tonne). Most other clearance companies use smaller vans, but we maximise efficiency by using:
- Internal Length: 4.1m (13ft 7in)
- Internal Width: 2.1m (6ft 10in)
- Internal Height: 2.5m (8ft 2in)
- Payload: 1350kg
- Capacity: 22 cubic metres
